Apache Shores Property Owner Assoc. Definition of Construction Categories and Permit Fees

Category I

Category I Definitions

  1. New Home, Site-built: A house that is erected, framed, and finished by workers on location.
  2. New Home, Industrial/Modular Construction: A house constructed of pre-made wall panels, trusses, and other prefabricated components that are transported by truck from the factory to the building site. These house sections are then lifted onto the foundation and permanently anchored, becoming a permanent part of the property.  (Moldular Home Policy)
  3. Move-On Home w/ NO change: Any single-family home previously built, including an existing Modular Home, moved to Apache Shores location, & with NO change to existing structure footprint or roof line.  (Move-On Home Policy)
  4. Move-On Home w/ change: Same as #3, but also seeking to make additions and/or enlargements to the existing residential space.  (Move-On Home Policy)
  5. NEW Manufactured Home/Mobile Home/Trailer: A manufactured house is one that is constructed almost entirely in a factory, placed on a steel chassis, and transported to the building site. It has never been lived in or the title transferred and it is less than 24 months from the date of manufacture.  (Manufactured Home Policy)
  6. USED Manufactured Home/Mobile Home/Trailer: Same as #5, but more than 24 mos. from date of construction and having been manufactured since 1990.  (Manufactured Home Policy)

 

Category I Fees

 

Site Built

  • ASPOA Administrative Fee: $ 75
  • Capital Improvement Fee: $ 500

  • Plan Review: $100
  • * Four (4) Inspections @ $50/each: $200

** Homeowner/builder is responsible for all additional inspections and fees  (if needed) to obtain a final (completion) inspection approval.



Category II

Category II Definitions

  1. Additions/Enlargements to existing residential space and/or alterations to existing footprint (roof line and/or foundation) of the home
  2. Enclosures of existing non-living spaces that will not alter existing structure footprint (roof line and/or foundation) or add residential space.
  3. Accessory buildings/Garages/Carports in excess of 200 sq. ft. or with utilities.
  4. Patio or deck higher than 29" from ground or covered or enclosed. Driveway and/or sidewalk.
  5. Manufactured home roof-over: Constructing a new roof and/or support structure over a manufactured home.
  6. Swimming pools or spas: In-ground and constructed of gunite, fiberglass, or similar product of a permanent nature.

 

Category II Fees

  • ASPOA Administrative Fee: $ 75
  • Capital Improvement Fee: $ 200
    (1) (Non-refundable once construction begins)
  • Plan Review: $100
  • * Four (4) Inspections @ $50/each: $200
    (1) 
(Layout, framing/electrical/mechanical, insulation, final)
  • ** Total Fees: $575
  • Refundable Deposit: $1000

  • ASPOA Administrative Fee: $ 75

Category III Definitions

  • Site built accessory buildings less than 200 Sq.Ft. without utilities.
  • Retaining wall 48" or greater in height

  • Open patio, porch or deck, not affixed (Less than 200 sq. ft. AND less than 29" from ground)
  • A fence or wall

  • Right-of-way driveway approach

Category III Fees for a & b

  • ASPOA Administrative Fee: $ 25
  • Plan Review: $100
  • Inspection: $50
  • ** Total Fees: $175
  • Refundable Deposit: $250

    (1) (Note: Does not apply if Travis County inspects the driveway. Proof of inspection will be required before the deposit will be refunded.)

Category IV

Category IV Definitions

  • Kit/prefab single-story accessory building, under 200 sq ft, under 10ft tall, and without utilities
  • Portable hot tub
  • Repairs to existing structure. (Will require explanation.)
  • Rainwater harvesting systems and/or solar panels
  • New septic system (OSSF) or repairs to existing septic system
  • Other (Will require explanation.)
  • Category IV structures require no deposit, fees or inspection. A "no fee" permit will be issued.
